Building A and Building B, Dallas–Fort Worth. A running record of the 2026 HVAC and mechanical work, what is completed, what is still needed, and each invoice reconciled on its own.
This report works two ways. Start in Work by Building to see, per building, what is completed and what is still needed. Switch to Invoices to see exactly what each invoice covered, including water and drywall work billed alongside HVAC. Where a single visit or invoice covered more than one building, each building shows its share, marked Partial or Combined. Recurring monthly maintenance under the management agreement is billed separately and is not shown here. This is a working tool to help track repairs, not a comprehensive assessment of building condition. Please read the full notice at the bottom of this page.

East-side cooling loss, diagnostic in progress
Building B, east side and 2nd floor southeast offices
Needed
East-side cooling fell off during a stretch of extreme outdoor heat, with the west side struggling in places as well.
A condenser water pump was found tripped and was reset on site; the building was monitored to see whether that restored the east side.
A fan-powered box serving the 2nd floor southeast offices was flagged as not delivering air and needs to be checked.
An after-hours HVAC diagnostic is being scheduled to determine the cause. No conclusion is stated until the mechanic completes the diagnosis on site.
Diagnostic scheduling in progress, findings to follow
From May diagnostic
Fan-powered boxes, multiple units
Building B, Suites 110, 215, and 330
Needed
FPB_1_1 (Suite 110): two blown 10-amp fuses and high-voltage power found disconnected; the unit cannot operate or communicate until power is restored.
FPB_2_1 and FPB_2_2 (Suite 215): intermittent power loss consistent with a failing breaker (Panel #26 noted as suspect) or shared-circuit wiring.
FPB_2_19: thermostat found removed and left above the ceiling grid with the communication plug disconnected; communication was restored on site, permanent wall mounting still outstanding.
FPB_3_11 (Suite 330): obsolete and bypassed, no active VAV control; the trunk line feeds the meeting room directly. Carried as informational pending an ownership decision to retire or replace.
FPB_3_13 (Suite 330): power restored at the switch and communication returned; blower door reattachment outstanding.
The power-related items require a licensed electrician; the thermostat mounting and blower door are minor mechanical follow-ups.

Mechanically cleaned all four condenser tube bundles to clear scale, sediment, and buildup restricting condenser water flow.
Restored the system and verified operating pressures and cooling performance.

Condenser tube blockage removal, east unit
Building A, east HVAC unit, Tenant 8
Completed
Additional work found during the condenser tube cleaning above. When the tubes were opened and brushed, the cleaning tooling would not pass through a significant portion of them, indicating an internal blockage restricting condenser water flow rather than the surface scale the cleaning was scoped to address.
Removed the end caps from both sides of the condenser barrels to access the blocked tubes.
Broke up and cleared the internal blockage, then re-brushed all tubes.
Reassembled the condenser, refilled the water system, and verified operation.
The tubes are thin-walled, so clearing a hard blockage carried a risk of tube damage. Any tube or condenser barrel repair or replacement resulting from tube damage is excluded and quoted separately.

Cooling tower blower assembly rebuild and blower motor replacement
Building A, rooftop cooling tower
Completed
Removed the existing cooling tower blower assembly and performed a complete rebuild of the drive assembly: blower shaft, all associated bearings, blower propeller, drive belt, and drive sheave. Reassembled with proper alignment and belt tension, then startup, operational testing, and vibration checks (proposal).
The blower motor was found failed during the rebuild and was replaced, including emergency same-night parts procurement and additional installation labor.
After-hours labor to complete the rebuild on an accelerated schedule, performed the evening of July 14 (change order proposal).
Invoice S-217PartialBalance openCovers the rebuild, the blower motor replacement and after-hours labor; the account statement is the authoritative record of the remaining balance.
